Two Different Levels of Amenities

Buyers often confuse the two, so it’s worth separating them.

1. Layout infrastructure (HMDA): the roads, drainage, water lines, power infrastructure and public green spaces that serve the whole 530-acre layout. HMDA builds these before selling plots at auction.

2. Project amenities (developers): the clubhouse, swimming pools, gym, security and landscaping inside each gated community. These belong to that project only, and residents of other projects can’t use them.

So there’s no single “Neopolis clubhouse” or “Neopolis security”. Each community has its own.

Layout Infrastructure in Neopolis

Road Network

The layout is planned with wide internal roads, reported at around 36 and 45 metres, along with footpaths and space for landscaping. Wider roads matter in a high-rise zone, where thousands of apartments feed traffic onto the same streets.

Connectivity works in the area:

  • A trumpet interchange linking the layout to the Outer Ring Road
  • Improved road access via Narsingi and the Shankarpally Road side
  • A proposed Metro Neo corridor to improve public transport

Underground Utilities

The layout is planned with underground electrical cabling, water supply lines and stormwater drainage, rather than overhead lines. This reduces outages during storms and keeps the streetscape clear.

Power Infrastructure

Land has been allocated in the area for high-capacity power substations to serve the high-rise zone. Reliable power is essential here, since 40-plus-floor towers depend on lifts, pumps and firefighting systems.

Water and Sewerage

Piped water supply and sewerage networks are planned as part of the layout. Individual projects add their own sumps, overhead tanks, water treatment and sewage treatment plants (STPs).

Green and Open Spaces

HMDA layouts set aside land for parks and open spaces. These are public areas within the layout, separate from the private landscaping inside each gated community.

Verify before you buy: Infrastructure timelines can run behind project handover dates. Visit the site and check which roads, water lines and power connections are actually in place, rather than relying on layout plans.

Project-Level Amenities

Each gated community in Neopolis provides its own amenities. Typical facilities in the premium projects here include:

Clubhouse and recreation

  • A multi-level clubhouse, which in larger projects can exceed 100,000 sq. ft.
  • Indoor games, lounges, multipurpose halls and guest rooms
  • Swimming pools, sometimes separate pools for adults and children

Sports and fitness

  • Gym, yoga and aerobics halls
  • Tennis, badminton, squash courts and cricket practice nets
  • Jogging and cycling tracks

Family and community

  • Children’s play areas and creche facilities
  • Landscaped courtyards and seating areas
  • Party lawns and event spaces

Security and services

  • Gated entry with access control and CCTV in common areas
  • Security personnel and visitor management systems
  • Multi-level parking, power backup and firefighting systems

Sustainability features

  • Rainwater harvesting and sewage treatment plants
  • Solar power for common areas
  • Green building certification in some projects (IGBC or LEED)

Questions to Ask About Amenities

  • Which amenities are in the current phase? Some clubhouses and pools are delivered only in a later phase.
  • What’s the clubhouse area per apartment? A 100,000 sq. ft. clubhouse shared by 1,400 homes feels different from the same clubhouse shared by 600.
  • What are the maintenance charges? Larger amenities mean higher monthly costs per square foot.
  • Is the amenity in the approved plan? Check the sanctioned plan and the RERA filing, not just the brochure.
  • Who runs it after handover? Ask when the owners’ association takes over and how the corpus fund works.

Social Infrastructure Around Neopolis

  • Schools: Oakridge, Indus, Gaudium, Rockwell, Phoenix Greens and Future Kids are within a short drive.
  • Hospitals: Continental, AIG and Care Hospitals are nearby.
  • Retail and leisure: Sarath City Capital Mall and Inorbit Mall are in the Gachibowli and Kondapur direction.
  • Hotels: Several premium hotels operate in the Financial District and Gachibowli area.
  • Workplaces: The Financial District and Gachibowli are within about 10 to 15 minutes, and HITEC City is a little further via the ORR.
