Neopolis is a high-rise residential and commercial layout in Kokapet, planned by the Hyderabad Metropolitan Development Authority (HMDA). HMDA develops the layout’s roads and utilities and sells plots to private developers through public e-auctions. Each developer then designs, builds and sells its own project on its plot.
So there’s no single “Neopolis” project. Neopolis is made up of several separate gated communities, each with its own developer, amenities, pricing and RERA registration.

How to Compare Neopolis Projects
- RERA registration: Check the project’s RERA number and approved plans on rera.telangana.gov.in before paying anything.
- Developer track record: Look at the developer’s past projects in Hyderabad and whether they were delivered on time.
- Construction status: Compare the RERA completion date with the progress you can see on site.
- Density: More units on less land usually means more crowded common areas and lifts.
- Price per sq. ft.: Compare all-inclusive prices, covering parking, clubhouse charges, GST and maintenance deposits, not just the base rate.
- Location within Neopolis: An ORR-facing plot, a hilltop plot or an inner-sector plot can differ a lot in views, noise and access.
- Carpet area vs. super built-up area: RERA requires carpet area to be disclosed, so ask for it and compare like with like.
